EPC Requirements for Landlords in 2026: What’s Changed and How to Prepare

The last few years have been turbulent for landlords, with higher mortgage rates, changing regulations and increased operational costs becoming part of everyday decision making. One area that continues to cause uncertainty is Energy Performance Certificate (EPC) requirements.

Although the Government officially scrapped the proposed EPC C deadline for rental properties in September 2023, the discussion is far from over. Energy efficiency remains a priority for both policymakers and lenders, and landlords should still be preparing for improvements, even without a fixed legal deadline.

What Happened to the EPC C Deadline

The original proposal required new tenancies from 2025 to achieve EPC C, and all tenancies from 2028 to meet the same standard. These rules were withdrawn due to affordability concerns and pressure on rental supply.

There is currently no confirmed EPC deadline, but further reform is expected later this decade.

Why EPC Still Matters in 2025

  • Higher tenant demand for efficient homes
  • Lower void periods
  • Higher rental income
  • Better mortgage products for EPC A to C properties
  • Improved property valuations
  • Favourable lender stress testing
